Who Lives In The Neighborhood?

When you are considering buying a home in a subdivision, it's important that you look outside the home. Who would your immediate neighbors be? What is the demographic makeup of the neighborhood? If you have a young family, your satisfaction level will probably be higher if there are other young families with children in the neighborhood. It will be easier to make friends and the children will have other kids to play with. If the community is comprised largely of retirees, it will be harder for your family to develop connections. Conversely, if you are older, you may prefer a community that caters to the needs of retirees. 

What Covenants Are You Okay With?

Most subdivisions have covenants, conditions, and restrictions. These are the rules set by the homeowners' association that can govern everything from what color you paint your home to when you can put out your garbage, or even what kinds of pets are allowed, if any.

While these are fairly standard restrictions, some subdivisions may apply additional limitations. For example, you may not be able to park a recreational vehicle in your driveway or build a backyard fire pit. If you like to tinker in your garage or want to turn it into a man cave, that might be a no-no, too. Be sure you understand the covenants 100 percent because they can dramatically affect how you live. They are built into your deed.

How Protected Is The Neighborhood?

Most community subdivisions are fairly safe, but some have added protections that may be important to your sense of security. A gated community can provide you with extra peace of mind. Some people really appreciate knowing they are fenced in and that security is guarding the gate and patrolling the neighborhood, while others don't want this much oversight.

What Amenities Does The Subdivision Offer?

Recreational activities are important to most people, so having them readily available in the community is a big plus to many people. Biking and hiking trails and parks and green spaces add a little bit of a rural feel to a suburban area. Amenities such as swimming pools, gyms, or community centers allow opportunities not only for recreation but for socializing as well. Having these perks can increase overall life satisfaction.
