Prepare Your Home Properly Before Putting It Up For Sale

The last thing you want to do is to put a lot into a home that you aren't going to be residing in, but this is sometimes a good thing to do when you are planning to put it on the market. There are certain things that can really stand out to prospective buyers in a negative way. Here are some construction management things you should think about doing when preparing your home for sale:

Repair and paint all of the walls: While the condition of your walls is always important, you may be surprised at just how much any little flaw will really stand out once you have less, or even no, furniture or décor in the rooms. You want to make sure you patch any and all holes and then give the walls a paint job. Don't try to guess the next owner's preferences; simply stick with light, neutral colors in the main rooms.

Make the flooring look more than presentable: If you have flooring that can be made to look presentable, then you want to have a professional cleaner come out and make it that way. If your flooring is destroyed, then you may find it a lot easier to sell the house and get a good offer if you have it replaced. If you don't like the idea of having that work put into it, then there is another option: you can offer a flooring allowance that will be tied into the sales contract. This also allows the buyer to pick their own type of flooring, which may end up working out to your advantage.

Replace old faucets, brackets, and other fixtures: You can really spruce up the look of the rooms by simply replacing those old kitchen and bathroom faucets, any visible brackets that look old and worn, and any other fixtures that stand out. If polishing them helps them look as good as new, then you can go that route instead. Don't forget to make sure all cabinet and cupboard handles are looking nice and shiny as well.

Power-wash the sidewalks, porches, and driveway: Potential buyers may not notice walkways, porches, and driveways that look normal. However, giving them a good power washing will truly get them noticed in a positive way. If there are any dark stains, you can wash them with laundry detergent first and then go over them with the power washer to get more of the stains out.
