The hardest part of real estate investing is not finding the funding, but rather finding the leads. Home selling leads for real estate investors do not fall into your lap. Investors have to constantly generate leads to have a successful business. There are, however, a few secrets to lead generation. 

1. Direct mail

Old-school tactics, like direct mail marketing campaigns, can help generate home seller leads for real estate investors. The key to your success, however, is consistency. Mailing out postcards once will not work. mailing out postcards every single month, over and over, until the recipients recognize your name, does work. 

2. Yard signs

Just like a real estate agent, real estate investors should use yard signs to their advantage. Whether you "fix and flip" or buy to hold, use a yard sign to advertise yourself to the neighbors. You never know who may be in the position to want to sell to you. With your name and number proudly on display, they know who to call.

3. Social media presence

Social media is free advertising. Having a presence on social media is a great way for a real estate investor to put their name out there at no cost. Post pictures of properties that you have rehabbed and houses you currently have for sale or rent along with an open request for leads. 

4. Website

In addition to a social media presence, real estate investors benefit from a website. Not only does a website give you credibility if a potential seller wants to research you, but it also can be a great source of additional lead generation. Add helpful content for people that may be interested in selling their home to an investor. 

5. Online marketing sites

There are multiple sites online that host online garage sales. Get in the habit of posting a simple advertisement stating that you are a real investor and are interested in buying houses. The ads are generally a free or very low-cost solution to lead generation. 

6. Networking

Every real estate investor should be constantly networking with their contacts for leads. Networking is the lifeblood of lead generation for all sales positions. New real estate agents are taught to network with their sphere of influence from day one. The same tactic works well for real estate investors. 

Your real estate investing business is only as successful as your lead generation. Using the methods above consistently, however, can help you generate leads.
